BUILDING MANAGEMENT
1. Building Manager for West Java, Bali
2. Building Spv for Central Java, East Java, Bali
MAIN RESPONSIBILITIES
a. Plan, organize and control the maintenance of all buildings including offices, MSC, MGW, galleries
• Prepare and develop both the short-term and long-term operational and maintenance plan in coordination with user group in regional area. Formulating yearly operational plan to be used as guidance for operations in all buildings management
• Develop Operational & Maintenance Procedures for all buildings and facilities in the area
• Monitor the overall technical, administrative and other aspects of the operation of building in regional area
• Preparing and recommend feasible action plans to solve the problems and prevent re-occurrence of the problems to improve
• In coordination with user group for any renovation or addition of space, equipment and installation
• Monitor and analyze the implementation of the plans (maintenance, general service, security and admin), comparing between actual and planned operations including the operational expenses (actual and planned budgeting)
• Budget Management. Managing the assign building management budget
• Facility Maintenance. Ensuring the equipment and building are well maintained and ensure that the maintenance workforce to be always ready for routine maintenance and repair for all facilities including offices and galleries facilities
• Asset Management. Ensuring the record of equipment, furniture, computer and other company assets including the movement and the recording in the company system. Managing the data base for all asset in all buildings to ensure data accuracy and reliability for use and analysis
• Security management. Ensuring the physical security aspect of all offices, galleries including the BTS security in coordination with NOC, BTS maintenance team. Provide routine checking/verifying security measures of the facilities and assets to prevent theft and damages
• Safety. Provide routine checking/verifying that safety practice for all user is fully implemented during the maintenance works
b. Manages all facilities lease including BTS, offices and galleries
• Maintaining the property/building database and to ensure the timely renewal so that the lease is extended prior to the lease expiry date
• Community case, permit and other legal document. Coordinating subordinated and ensuring that all legal permits related to facilities are obtain, such as Izin Domisili, Undang-undang Gangguan, SITU, Amdal, IMB etc
• Community Case. To provide guidance and decision on problem solving on any arising issue in relation with community case in coordination with other relevant department (Government Relation, Legal, Field Operation) in order to obtain the most effective solution to the company
• Galleries expansion. To plan and organize the site hunting, selection and acquisition of retail expansion project
c. In liaison with HR and GA division, to coordinate, organize, and control the provision of support service e.g., office services, office supplies, transportation, settlement of utilities
• Manage subordinate performance and development
• Monitoring and supervision
• Preparing and reviewing subordinate work and performance plan, schedules, KRA and targets
• Supervising, develop, appraise and motivate subordinates to derive optimal performance
• Keeping subordinate updated on new development in facility management industry
• Conduct periodical (monthly, quarterly and yearly) meeting to review progress and performance target
• Developing subordinated skills by develop training program to upgrade ability and capability
QUALIFICATIONS :
• S1 degree in Architectural/Civil/Electrical/ Mechanical Engineering
• Minimum of 5 years (for Manager) and 3 years (for Spv) of experience in building or property related industry
• Preferably those that has various exposure in building construction and building management
• Able to use Microsoft Office (Excel, Word, and Power Point)
• English is a must
• Excellent leadership and problem solving
• Excellent technical and communication skills
• Proactive, hardworking, disciplined, results oriented
NW Engineering: Change & Risk Management Manager
Main Function :
Evaluate changes planned for the network, IN or VAS to ensure that no adverse effect shall occur upon implementation of the planned changes. If adverse effect is inevitable, the section shall be responsible in identifying the risk, estimate its magnitude and formulate strategies to mitigate the effect.
Main Responsibilities :
• Functional and administrative management of the Section: Change Management, Risk Management
• Drives Capital Budget Preparation
Qualification:
* At least have Bachelor's Degree in Telecommunication/Electricat Engineering or equivalent
* Minimum have 5 years of working experience in related field from telecommunication industries, at least 1 year in managerial position
* English is must
* Analytical type and have presentation skill
Network Planning: NOM Planning Dept Head
Major Responsibilities:
* Plan and design end-to-end System and Procedure for Network Operation (NO) & Network Management (NM)
* Advice and review new technologies that suit to be applied to the requirement.
* Initiate and plan new project for enhancement and development
* Maintain good relationship and communication internally with Network Engineering / Deployment / Operational and also externally with Vendor / Contractor
* Prepare quarterly progress of NOM plan to the Master Planning Division Head
* Present the planning status, development and milestone.
* Review and approve Techno-Commercial documentation such as RFI, RFP, Project/Business Case Study, Vendor Evaluation, ATP/UAT, Project Plan, etc.
QUALIFICATION:
* At least have Bachelor Degree in Electrical/Telecommunication Engineering, preferably have Master Degree in related field or equivalent
* Minimum have 8 years of working experience in telecommunication network planning, 4 years in Managerial position (preferably in Network Operation and Network Management)
* English is a must
* Excellent managerial and leadership skills
* Excellent interpersonal and communication skills
